Residential, villa, commercial and mixed-use plots for sale in Dubai — the best areas to buy land, who can buy, and how to choose the right plot.
Land is one of the most sought-after investments in Dubai. Buying a plot lets you build your own home, develop villas or a building to sell, or hold the land as a long-term asset. As Dubai's No. 1 plots broker, this is the guide we give our own clients.
Types of plots for sale in Dubai
- Residential and villa plots — to build a family home or villas for sale or rent, usually inside a master community with its own design rules.
- Commercial plots — for offices, retail, hotels or other business buildings.
- Mixed-use plots — allow a combination such as shops below and apartments or offices above.
- Residential building plots — zoned for apartment buildings, popular with developers and investors who want to build and hold for rental income.
Can foreigners buy land in Dubai?
Yes. In Dubai's designated freehold areas, foreign buyers can own land outright, with a title deed in their name. Outside those areas ownership is restricted for non-GCC nationals, so the first check on any plot is its freehold status.
Popular areas to buy plots
Where you buy depends on what you want to build. Established master communities offer finished infrastructure and strong resale demand; newer districts offer more land and lower entry prices.
How to choose the right plot
- Permitted use, height and total floor area on the plot's official site plan (affection plan)
- Freehold status, if you are a foreign buyer
- Master developer design guidelines and any deadlines to start building
- Access, utilities and infrastructure already in place
- Demand for what you plan to build — and how easily you could resell
The buying process in brief
Agree terms and sign a memorandum of understanding (Form F) through RERA-registered brokers, obtain the master developer's no-objection certificate, and complete the transfer at a Dubai Land Department trustee office, where the 4% DLD fee is paid and the title deed is issued.
