What each type of plot allows, what to check before you buy, and how to match the land to your plan.
Not all land is equal. The same plot size can be worth very different amounts depending on what you are allowed to build on it. Here is how the main plot types compare.
Residential and villa plots
Zoned for homes — typically a villa or townhouses within a master community. Popular with families building their own home and with investors building villas to sell or rent.
Commercial plots
Zoned for offices, retail, hotels or other business use. They suit investors and developers planning an income-producing building, and are often priced on the floor area they allow.
Mixed-use plots
Allow a combination, such as shops on the ground floor with apartments or offices above. Mixed-use land offers flexibility and is common in busy districts.
What to check on any plot
- Permitted use, height and total floor area on the official site plan
- Freehold status if you are a foreign buyer
- Master developer guidelines on design, materials and parking
- Access, utilities and infrastructure already in place
- Any deadlines to start or finish building
- How easily you could resell the plot or the finished building
Buy the plot for what it lets you build, not just for its size.
